How to play Mezarpoly
Mezarpoly is a multiplayer property game played in the browser: buy cities, build, get rich on your rivals' rent, and be the last one standing — or the richest when time runs out. No installation, no account needed.

- Create or join a room. Type your name on the home page; "Play now (vs bots)" starts against bots, "Create a room for friends" gives you a room code and an invite link.
- Set up the lobby. Choose the map, starting cash, Go salary, turn time, game timer and rules. Your character and colour are chosen in the lobby.
- Start the game. The room owner starts it; the turn order is random.
How a turn works
- Roll the dice. You move by the sum of the two dice. If you roll doubles you roll again at the end of your move; three doubles in a row send you to jail.
- If you land on unowned property you can buy it or send it to auction; everyone can bid.
- If you land on owned property you pay rent. If one player owns every city in a district, the rent on empty lots doubles.
- Houses and hotels. If you own the whole district you can build houses, then a hotel, on your turn (buildings are built evenly across the district). Rents rise quickly with the number of buildings.
- Mortgage. When you need cash you can mortgage a property to the bank for half its value; you can't collect rent on a mortgaged property.
- Trading. You can trade property, cash and get-out-of-jail cards. Offers wait in the "Trades" panel on the right to be accepted, declined or countered.
- Chance and Treasure spaces bring money, movement, jail and surprises. A room owner can change the Chance deck with an expansion pack they bought.
- Taxes. Income tax is 10% of your net worth; luxury tax is based on the number of properties and buildings you own; the richer you are, the more you pay.
- Jail. The "Go to jail" space, three doubles or a card sends you to jail. Pay bail, use a card or roll doubles.
Winning
A player who can't pay a debt can sell buildings and mortgage properties; if that isn't enough they go bankrupt and their properties pass to the creditor (or the bank). When one player is left, or when the game timer or turn limit runs out, the player with the highest net worth (cash + properties + buildings) wins.
Tips
- Collect cities of the same district; completing a set doubles rent and allows building.
- Keep cash early on: taxes and rents can be unexpected.
- Trading is the fastest way to complete a set, but be careful not to let a rival complete one (the confirmation screen warns you).
- The orange and red lines (the spaces after jail) are visited most often.
Frequently asked questions
Is Mezarpoly free?
Yes. You can play for free as a guest without creating an account. Characters, maps, dice and titles in the shop only change the look; they don't affect game balance.
How many players can play?
2 to 4 players are open to everyone. Rooms of 5–8 players need the "Big Room" perk. You can fill empty seats with bots.
How do I invite my friends?
When you create a room you get a 5-letter room code and an invite link. Anyone who clicks the link picks a nickname and joins the room directly.
How long does a game last?
In the lobby you can choose a game timer (for example 25 minutes or 1 hour); when time runs out the richest player wins. Without a time limit the game lasts until everyone but one player is bankrupt.
Is the game the same as Monopoly?
Mezarpoly is an original property game inspired by Monopoly, with its own rules, maps and characters; it has no connection to Hasbro.
Can I join after the game has started?
Before the first dice roll you can join an empty seat or replace a bot with the link or code.
