How to win an online property-trading game: 10 tactics
In property-trading games (Monopoly-style games), the dice decide the short run, but decisions win the long run. The ten tactics in this guide are based on Mezarpoly's actual rules and on data from 10,000 bot games played with the game's own rules engine.

- 1. Focus on completing the first set
- 2. Aim for the stretch after Jail
- 3. Don't count on a cheap set alone
- 4. Build houses as soon as you complete a set
- 5. Collect airports, don't overpay for utilities
- 6. Complete sets by trading
- 7. Turn auctions into opportunities
- 8. Use mortgages as a source of cash
- 9. Leave Jail early, stay late
- 10. Don't give up when you fall behind
1. Focus on completing the first set
When you own every city in a colour group, two things happen: rent on the empty lots doubles, and you can build. In 10,000 simulated games, the player who completed the first set won 38.9% of games; in a 4-player game, chance alone gives 25%. The median first set is completed on turn 13, so your buying decisions in the first quarter of the game matter most.
2. Aim for the stretch after Jail
The square where moves end most often is Jail (6.3%). A pawn leaving Jail most often moves between 6 and 9 squares with two dice; on Crimson Classic that stretch holds the France group (Marseille, Lyon, Paris), the three most landed-on cities on the board. For the detailed data, see the most landed-on squares.
3. Don't count on a cheap set alone
The two-city Brazil group (Salvador and Rio) is the easiest set to complete, but when it is the first set of the game its owner wins only 23.0% of games, below even what chance would give. If you complete a cheap set early, don't drain your cash building on it; save money and trading material for a second, stronger set.
4. Build houses as soon as you complete a set
The big jump in rent comes with the first house. On Paris, an empty lot charges ₺34 (₺68 with the full set); 1 house ₺140, 2 houses ₺350, 3 houses ₺628, a hotel ₺978. Each house costs ₺100. Mezarpoly uses the even-building rule: you build across the group in turn, so one city cannot have two houses while another has none. Plan your budget for the whole group.
5. Collect airports, don't overpay for utilities
Airport rent doubles with every airport you own (₺25 for one, ₺200 for four) and grows with inflation as the game goes on. In the simulation, an airport collected about 2.8 times as much rent for its price as the Power Plant or Water Plant. Buy the utilities if they come cheap, but don't fight over them at auction.
6. Complete sets by trading
In most games nobody completes a set by dice alone; you get the missing city by trading. Overpaying for the city that completes your set makes sense: the set brings you double rent and the right to build. Be careful not to help the other side complete a set too. Know two rules: cities in a group that has buildings cannot be traded, and in ranked games one-sided "gift" trades, where one side gets less than a quarter of what it gives, are blocked (paying several times the value to complete a set is fine).
7. Turn auctions into opportunities
A city you land on and don't buy goes to auction, and everyone can bid; the minimum bid is ₺10. When rivals are short of cash, an auction is the way to pick up a city below its list price. The other way round, don't let a city that completes a rival's set go cheaply at auction.
8. Use mortgages as a source of cash
Mortgaging a city gives you half its price straight away; lifting the mortgage costs 10% more than that. A mortgaged city collects no rent, you cannot build in a group with a mortgaged city, and the set rent no longer doubles. So mortgage cities outside your sets first, and use the cash to complete a set or build houses.
9. Leave Jail early, stay late
You get out of Jail by paying ₺50 bail, rolling a double or using a get-out-of-jail card; if you haven't got out after three turns, you pay ₺50 and leave. Under Mezarpoly's default rules, your cities keep collecting rent while you are in Jail. Early in the game, while there are empty cities to buy, leave Jail at once; late in the game, staying in Jail can be the safer way to keep away from your rivals' streets full of buildings.
10. Don't give up when you fall behind
Mezarpoly helps the player who falls behind. The ₺200 you collect for passing Start gets a bonus based on wealth rank: the poorest player gets ₺250 extra. The poorest player also gets up to 15% off the rent they pay. Taxes (income tax is 10% of net worth, the property levy is charged per city and building) collect in the Vacation pool, and whoever lands on Vacation takes the pool; after Jail, Vacation is the most landed-on square (3.1%). Card amounts also grow as the game goes on (double by turn 21, up to four times), so late in the game a single lucky card can change the balance.
